Making A
Reservation:
To confirm a booking,
we require a $250 down payment. This payment can be made by personal
check, Master Card/Visaor Discover. In addition, we have a standard $20
reservation fee we collect on all reservations. Simply fill out the
reservation form or call us toll free at 877-357-3685 (US only) or direct
626-305-9089. You may cancel any reservation 45 days prior to your arrival and receive a full refund of your deposit less a $50 administrative fee. Exceptions are large estate and specialty homes. These homes are normally non refundable. |

| Security/Damage Deposit: If you pay any portion of your invoice with a credit card, a security deposit will be held against your card. You card will not be charged unless the Rental Agreement has been violated. Specific reasons for having to charge your credit card are outlined in our rental agreement. | |

| Final Payment is Due 45 Days prior to Arrival. If you reserve within that 45 day period, payment in full is due at time of reservation. We accept all major credit cards except AMEX. We will hold a home for 5 days waiting for your personal check to arrive. Payments for Estate & Specialty homes are due 60 days prior to your arrival. | |

| Security Deposit Charges: $200 security deposit shall be held for all rentals paid with cash or check. If payment for the reservation is made by credit card, the $200 security deposit may be held against the credit card. In this case, the card will not be charged unless the rental agreement has been violated. Reasons for the retention of a security deposit are as follows: | |

1. Damage To Property:
Including but not limited to stains on carpet & furnishings. 2. Loss Of Property: Including but not limited to linens & towels. 3. Trash Removal: All remaining trash is to be BAGGED and placed in the garage at departure. There are two trash collection days each week. It is YOUR RESPONSIBILITY to set out the trash for collection. Failure to do so will result in excessive trash build-up for which there is a $50 charge. 4. Unauthorized Pets: Ejection from Property and a $200 fine. 5. Smoking In The House: Ejection from property and a $200 fine. 6. Occupancy Number: if the number of occupants exceeds the number listed on the rental agreement, you will be ejected form the property and fined $200. 7. Tampering With Locked Closets Or Pool Equipment: $200 fine. 8. Time Of Departure: Checkout time is 10:00 AM. Unauthorized late checkouts will be charged up to a night’s rental. PLEASE CALL AND ASK! 9. Tampering With Pool And Smoke Alarms: is a violation of Florida law with up to a $200 fine. 10. Placement Of Furnishings: All furniture is to be left in or returned to its original location at departure. Failure to do so will result in a $50 fine. 11. Cancellation Policy: Reservations can be cancelled for a full refund of the $250 deposit less a $50 administrative fee, up to 45 days prior to arrival. Reservations cancelled within 45 days of arrival will forfeit the full deposit unless the property can be rebooked at the same rates and terms. There are no refunds for late arrivals or early departures. 12. Changes To Reservations: Changes to reservations are subject to availability. ONCE YOU HAVE RESERVED A HOME YOU CANNOT CHANGE TO ANOTHER. A $50 cancellation will be charged if your wish to change homes. 13. Liability: Neither the property owners nor the Management Company, it's agents shall be held liable for injuries resulting from use of the rented properties, including but not limited to the swimming pool. Guests are not allowed to let children swim unattended. |

| Payments: By submitting this reservation form you authorize Orlando's Finest Vacation Homes to charge all fee's related to your rental including the deposit, rental, any associated fee's such as Phone useage, pool heat, grille rental and any damage to the vacation home caused by your occupancy. | |
