The Grand Master Suite is king sized throughout with a magnificent bathroom complete with walk in wall shower and oversize Roman Jetted Tub, walk in closets and twin bathroom. This room also has its own private turreted sitting room, with spectacular lakefront views and private pool and spa access.

Four further Master Suites have luxurious king-size beds beautifully adorned in custom bedding with pillow top mattresses for ultimate comfort. All bedrooms are fully furnished with twin night stands, chests fine furnishing accessories, beautiful draped window treatments and many arts and artefacts.

Two en-suites also have their own sitting room and lounge area, together with private balconies to sunbathe or private poolside access.

The sixth master suite is a family suite with two queen beds, ideal for sleeping four children or a family, the seventh master suite has two twin beds.

The Grand Lounge is the centre piece of this home with its magnificent grand sweeping staircase, leading to minstral galleries and balconies, tray ceilings and crown mouldings, adorned with custom ironwork and art niches. A High Definition 50" Plasma TV with State of Art surround sound system, both throughout the Villa and the pool and deck area. This room has beautiful uninterrupted views over the pool and vanishing edge with Star Lake beyond. A unique lounge bar and wine cellar with refrigerated coolers adjoins this room. French doors lead to the pool deck and Summer Bar.

A further huge lounge area has been created beneath the centre turret with custom ceilings and columns. This is the piano lounge.

There is a delightful dining areas inside the Villa, with seating for 16 persons. The lanai porch area adjoining the pool also has seating for 16 persons.

The Gourmet Kitchen has ivory fitted units with black galaxy polished granite surfaces, nouveau black appliances including twin refrigerator/freezer, ice maker, eye level cooking range, microwave and fully equipped for all occasions.

Two breakfast bars and a large dining area adjoin the kitchen, again with pool and lakeside views and access.

There is an amazing 38 foot sports room, with full size pool/billiards table and games area. A multi gym techno bench fitness center, a 50" Plasma tv and sofa viewing area. Xbox 360 games system. This room has its own wet bar, is fully climate controlled and has a delightful outside balcony.

The Villa has a separate Theatre/Cinema Room with fully reclining seats for 8 persons, 80" projection screen, surround sound and amazing fibre optic 'starlight' ceiling.

A breathtaking 55 foot Azure Blue pool awaits you, with Roman steps, gas fired heating, fountains and waterfalls. A separate hot tub/spa independently heated for any season, relax and pamper yourself. There are three sunbathing decks with an abundance of loungers and comfy sun chairs, two decks are screened to keep out those bugs and excessive sunrays and one without the screen for those serious sun worshippers. There is in total almost 90 feet of sunbathing deck on the ground level and 60 feet on the second floor.

The pool will only heat to a maximum of 85 degrees, colder weather will result in colder pool temps. The heaters will not work during periods of extremely cold weather. Spa Heat should heat to the 100 degree range.

The pool area has its own bathroom and shower, summer bar and BBQ. This is the ultimate alfresco dining experience. Enjoy those barmy, romantic evenings almost 12 months of the year, with an unrivalled view over the lakefront

The Utility room has a high capacity washer with two high speed dryers, there are hair dryers in all bedrooms, linen and towels. crib, high chair, cool boxes, irons and ironing boards.

This Villa has a computer system with Free 24 hour AOL high speed broadband internet access and Free phone use to USA, CANADA and UK.

A Housekeeper attends to the Villa Monday through Friday. The house keeper is responsible for cleaning polished porcelain floors in the lounges, foyer, morning room and kitchen. Hoover and spot clean carpets to stairwells, second floor hallway, games room and gym areas. Sweep and clean, balconies, lanai and front porch. Tidy and clean kitchen and work surfaces. Clean pool shower room and wet bar areas. Tidy and clean Theatre/Cinema room. Pick up any wet towels and place in washers. Generally dust and ensure furniture is correctly placed.

Your safety and security is all important to us. Formosa Gardens is a walled and gated community. The Villa has a full security alarm and interconnected fire alarm system, with smoke detectors and emergency lighting, linked directly to central station. All windows and doors have child alarms, these can only be deactivated by an adult. There is a wall safe for your valuables.
